The cleaning method is similar: drain, remove sludge, scrub, rinse, inspect, but the effort, time and safety requirements differ a lot. Overhead tanks are the easy case. Underground tanks and concrete reservoirs are bigger, confined and harder to access, which is why they cost more and are too often ignored.

Cleaning overhead tanks
Overhead plastic (poly) and steel tanks sit on a stand or roof, so they drain with gravity and are quick to access. A typical single overhead tank is a 1–2 hour job. The main things we check beyond cleaning are the cover seal (a loose cover lets in dust, insects and lizards) and the inlet/outlet and float valve.
Cleaning underground tanks & reservoirs
Underground tanks and concrete reservoirs hold more water and sit below ground, so they must be pumped out and entered or reached carefully through a hatch. They take longer and need more safety care. Because they're out of sight, they're the most commonly neglected, and often hold the most sediment when finally opened.
